Laying the Foundation: Choosing a Floor Plan for Your Custom Home

Getting to design your own home is the pinnacle of sophisticated living. After all, you get to customize your entire living space, from the ground up! Fun? Yes. Amazing? Yes. Intimidating? Well … maybe. 

Here are a few tips, ideas, and resources to consider as you build your dream home.

  • Make a list of what your house is missing (and what you love about it). When thinking about the layout of your current home, what do you wish was different? Be specific. Consider functionality issues such as a mudroom inside the garage door, or a nook set apart from the dining room where kids can do their thing and be with you while you do yours. Similarly, what luxury items do you wish you had? Some ideas to consider are a sizeable walk-in closet attached to the master suite, or a customized island in the kitchen, or a sun-room as well as a walk-out patio. While you are in list mode, keep track of features you like about your current space. As you design a new floor plan, you can combine your lists for a working idea of how to move forward.
  • Work with your environment. If possible, learn about the land lot before solidifying the floor plan. For example, which side of the house will face south and, as a result, will get the most light? Pro tip: knowing this will help with landscape design as well as easy snow melt or removal during the winter months. Knowing the land lot and light details will also help you decide on a more open floor plan with large windows and a bright atmosphere, or a more traditional home design – or a mix of the two!
  • Consult resources. Luckily, there are many templates and tools online to help you customize a floor plan. Before visiting them, you may want to ask yourself these useful questions. Free websites such as RoomSketcher and PlanningWiz can help generate ideas and get the creative juices flowing.
